
All over the news and on blogs everywhere, home buyers are hearing about the approaching April 30
th deadline on the
Home Buyer Tax Credit. If you want to take advantage of the program, time really is running out. You must have a contract in place on a property no later than April 30
th and have completed the purchase by June 30
th, 2010. But for those living in
Louisville, there is another tax credit that goes through July of 26
th, 2010.
The state of Kentucky is offering up to
$5000 in a new home tax credit for buyers who purchase a new construction. For the purpose of the tax credit. a new home is one that has
previously been unoccupied. The qualifications are much less stringent than the federal plan as well. The home must be a qualified principal residence, you must live in the home for a minimum of two years , and you must purchase it before the July deadline.
The program has been in place since July of 2009 and 25 million dollars were allocated to the program. To date,
less than five million has been used.
Applications are available online and must be submitted within seven calendar days of the escrow closing between buyer and seller. To make it even easier on home buyers, they can fax the form directly to the Kentucky Department of Revenue, which does not accept mailed applications due to the time frame.
There are some restrictions. It cannot be a home that you are having built for you, or one you are building yourself. You are ineligible for the Kentucky state program if you qualify for the federal program. And again, this applies only to newly built homes that have not been occupied.
